Zoning approved for Okeechobee Trace development; Homes will be connected to OUA water and sewer

OKEECHOBEE – At their Thursday, May 13 meeting, the Okeechobee County Board of Commissioners approved the request from JW Turf Farms Inc. to change the zoning from Agriculture to Single Family Residential (RSF) for a property on Southwest 48th Avenue to allow a golf course development.

Planning Director Bill Royce said the developer will be required to make some road improvements. Access to the development will be off Southwest 48th Avenue. It will not have driveways on State Road 70, Royce said. Required improvements include the addition of turning lanes on SR 70 into S.W. 48th Avenue and on S.W. 48th Avenue into the development.

Royce said the project will be on Okeechobee Utility Authority water and sewer service.

Brandon Tucker of the Tucker Group said there is a lack of housing for sale in Okeechobee County. “When we look at supply and demand, I have never seen such a lack of housing stock,” he said.

Commission Brad Goodbread said when a house goes for sale, it’s usually has a contract on it by the end the week, if not by the end of the day.

Commissioner David Hazellief said he is pleased they are going to use OUA sewer lines.

Commission Chair Terry Burroughs said a lot of people are looking for quality homes. He said it is important that the development will be on sewer because the county needs to keep septic tanks away from waterways that drain into Lake Okeechobee.

The plan calls for:
• Up to 400 single family residential lots on 135 acres;
• Up to 80 golf villas on 10 acres;

• A golf course on 72 acres;
• Commercial use on 8 acres; and,
• 113 acres of preserves, wetlands and open space.

Possible uses for the commercial area include: Gas stations, convenience stores, restaurants, retail shops, recreational facilities, business offices, beauty shops, child care centers, banks, hotels, pharmacies, storage units, private clubs and communications facilities.
